West University Custom Home Builder of Choice

Aptly named the best city to live in America in 2018 and 2019 by 24/7 Wall Street, West University Place is the perfect place to raise a family. It maintains a small-town feel, despite sitting in the center of Houston, and Frankel Building Group has proven experience designing homes in the area.Let's Talk

A Quiet City Trademarked by History and Literature

Driving through West University Place (known as West U by the locals), you can almost forget you’re in the fourth largest city in the United States. Founded in 1910 with the first lots for sale seven years later, West U began with modest means, as bungalows dotted the newly plowed landscape. The city’s name was influenced by its location to Rice University, known then as Rice Institute, which was founded just two years after in 1912.

The iconic street names — the likes of which include Syracuse, Dartmouth, Purdue, Wordsworth, and Shakespeare streets — bear a similar origin story. In the 1920s, the daughter of the city planner and her friend assembled a list of their favorite authors from their studies in English at Rice.

Over time, the charming bungalows were gradually replaced with more elevated, two-story colonials. Today, the neighborhood — which sits mere minutes west of Rice, Hermann Park, the Texas Medical Center, and Museum District — is actually an independent city. While situated well within the boundaries of the city of Houston, West University has its own mayor, city council, and fire department.

Overall, West University is a relatively quiet and relaxed place to live with a strong sense of community. Frankel Building Group stands ready to make it happen for your family.

West U is the Perfect Destination for Your Dream Home

Not only is West University one of our favorite neighborhoods to build in, but we also love visiting it in our free time to enjoy everything it offers both residents and visitors. Specifically, it’s the location, amenities, safety, and community accolades.

Located Minutes Away from Top Destinations

We love living in Houston, but few communities can rival the uniqueness of West University’s location and geography. West University truly sits in the middle of everything. To the east of West U is Rice Village and the Medical Center, to the west Bellaire and Meyerland Plaza. To the North is Greenway Plaza, Upper Kirby, and River Oaks. And finally to the South is NRG stadium.

That hustle-and-bustle only further accentuates the quietness of West U compared to its surrounding communities. It’s truly an oasis in the middle of an urban desert.

Locally Owned Shops and Eateries

Houston is an international destination for shopping food lovers, and West University is no exception. Whether you’re looking for a nice casual bistro to pass the Sunday hours, an upscale restaurant with fine wines and delicacies, or simply a place to satisfy your shoe addiction, West U has it all within arm’s reach.

A few of our favorites include:

  • Betsy’s at Evelyn Park: This unique restaurant is located within Evelyn Park. You can dine while enjoying expansive green space and watch your kids play.
  • Tiny’s No. 5: Located in the heart of West U, Tiny’s is a favorite neighborhood spot. The building it’s currently in was originally home to the old JMH No 5 Grocery Store, which served the West U community for 60 years.
  • Little Matt’s: This is the perfect place to take your kids. It’s right across the street from West U Park and West U Elementary. It’s got a game room and a no-frills, down-home feel that will make parents want to go back again and again.

West U is America’s Best City to Live in

West University was named the best American city to live two years in a row for a reason. 24/7 Wall St., in partnership with USA Today, examined data from the FBI, U.S. Census Bureau, and other sources to arrive at its conclusion.

Here’s what they found:

  • Population: 15,477
  • 5 yr. population change: +4.1%
  • Median household income: $243,226
  • Five-year unemployment rate: 1.4%
  • Crime rate: 2.7%

The report found West University’s goods and services were about 5% less expensive than the rest of the U.S. It also has a far greater concentration of restaurants, bars, fitness centers, museums, and theater companies than is typical nationwide. Moreover, the city’s violent crime rate is one of the lowest in the nation, making West U one of the safest spots to set down roots and build a home in the U.S.
